3QC provided commissioning services for the new Perla high-rise residence on 4th and South Broadway located in downtown Los Angeles. The glassy urban tower, designed by Callison/RTKL, features an assortment of residential unit options from 400 SF micro lofts to full size two-bedroom residences (up to 1,667 SF) combined with parking, amenities and retail spaces. The 12-level podium includes 2-levels of below grade parking and 6-levels above, ground floor core and shell retail space, lobby and amenity spaces with approximately 185 residential units. Additionally, the development includes a 23-story high rise residential tower with approximately 265 units including a Penthouse level, dedicated amenity level and spaces, and building support spaces.
Built to conform to strict LA Downtown guidelines as well as respect the historic significance of the neighborhood, the design compliments the architectural context of the surrounding neighborhood and provides a relaxed urban “lifestyle” setting rich in amenities for those seeking a creative and social living environment. Amenities include indoor fitness and yoga studio, conference rooms, a lounge with full size kitchen, vibrant sky lounge, speakeasy, rooftop pool and ground level retail.
As Commissioning Agent and part of the project team, 3QC oversaw the commissioning process to ensure that the project is fully functional and performs in accordance with the Owner’s Project Requirements, Basis of Design, and state and local codes. 3QC ensured that documentation for the Building Department, as it relates to commissioning, is complete and in compliance with Title 24 requirements. A key result of this project’s completed commissioning process was our involvement during scheduling and coordination of the equipment start-up, control system testing, and TAB work. In addition, building maintenance and operation’s staff were trained on the systems and can now efficiently respond to issues as they arise.
