3QC was hired by the California Department of General Services (DGS) to provide Enhanced Commissioning, Monitoring Based Commissioning, and LEED Administration Services for the high-profile May Lee Office Complex. The Project features four high performance, collaborative and interconnected office buildings, a rich amenities program calibrated for the needs of building occupants on day one and beyond, and a unique landscaping program. The 17.3-acre site comprises office space and amenities with on-site and structured above-grade parking.
The project is part of DGS’s Ten Year Sequencing Plan to renovate and/or replace state office buildings in Sacramento. The campus is intended to consolidate the California Department of Tax and Fee Administration (CDTFA) and some departments of the California Business Consumer Services and Housing Agency (BCSH). The individual design of each tower conveys the significance of the civic functions housed within, while authentically reflecting the River District’s eclectic industrial character through the choice of materials.
The project’s workplace solutions are benchmarked against best in class research and metrics representing extensive user prototyping and ‘day-in-the-life’ scenario testing to ensure workplace solutions encompass the broadest range possible of users’ needs. Featuring an integrated approach to sustainability and with an eye on triple-bottom-line value, the project will exceed Title 24 by more than 15% and achieve the lowest practicable EUI. The project is being designed to achieve zero net energy (ZNE) and zero net carbon (ZNC) for the entire site through State-purchased carbon free green power.
Having worked with the California State Department of General Services over the past decade, 3QC has been following the development of the RBOC since its inception and is very familiar with the project history, stakeholders, and project team members. We also understand the overall goal of the DGS Ten Year Sequencing Plan to renovate and/or replace state office buildings in Sacramento. Our history of serving as the Commissioning Authority for large, complex projects and state agencies means we are uniquely qualified to provide quality leadership and building commissioning services that will optimize building performance and prepare for a seamless transition to the M&O staff to maintain it into the future.
