3QC performed Title 24 Commissioning services for the Orange Coast College Student Union and Student Life buildings. As part of Coast CCD’s Facilities Master Plan Vision 2020, Orange Coast College continues to improve their campus to support the college’s academic mission through the construction of flexible and modern facilities. A new 119,000 SF, three-story College Center building and 40,600 SF, two-story Student Life building were constructed to replace the existing Student Center with major interior renovations performed at the existing administration building. The new Student College Center and Student Life buildings provide a central location for student services, gatherings, food service and college life activities. These buildings were designed by tBP Architecture to achieve LEED Gold certification.
3QC was able to identify an issue with the High Static Pressure Safeties on the Air Handling Units causing the units to shut down due to high pressure earlier than what is called out in the design. With the assistance from controls, the High Static Pressure Safety Setpoint was set to the design pressure and verified in the field. Additionally, 3QC verified the BAS Equipment Graphics and identified multiple missing control points and alarms necessary for maintaining the building and verifying equipment performance. Climatec was able to quickly add missing components and alarms through the BAS system to readily assist in the diagnosing of issues and maintenance of equipment.
Through 3QC’s efforts in working collaboratively with the entire construction team, the commissioning process has contributed to a more efficient and complete building, and building system operation, especially as it relates to the heating/cooling systems, domestic hot water system, lighting and lighting control system and the building automation system.
