The Los Angeles Sports and Entertainment District (LASED) invested in building the NFL Media Studio (MU-4), an eight-story high-rise office and studio tower in Inglewood, California. This 474,989 SF building that was built as a single-phase was added to the campus of the new Los Angeles SoFi Stadium. The NFL Media Studio headquarters operations for hundreds of employees at NFL Network, NFL.com, the NFL app and NFL RedZone, which provide NFL fans with information and insight straight from the field, team headquarters, league offices and everywhere the NFL is making news. The facility also will feature NFL Media’s first outdoor studio and space to host studio audiences.
Designed by Gensler, the MU-4 project features a VRF Unitary HVAC system for the office tower core and shell. The first floor and studio support are under the control of the tenant. The tenant space is served by a central plant including open cell cooling towers, water cooled chillers, boilers and pumps designed with N+1 redundancy. As Commissioning Authority, 3QC ensured the Media Studio met the Cx requirements described in Title 24 Energy Code and CalGreen and provided Commissioning Oversight of the Central Plant. During construction, commissioning focused on the installation and performance of the following systems: Chilled & Heating Hot Water Systems, Dedicated Outside Air System, VRF System, Exhaust Systems, Building Automation System, Domestic Hot Water System, Lighting and Lighting Control Systems, Irrigation System. The commissioning process has resulted in a smoother, more efficient operation of the building’s core systems, specifically the heating and cooling systems through the building automation system.
Due to the Core and Shell nature of this project, the Pankow construction team were very diligent to fix the deficiencies identified in the Master Issues Log very quickly. The challenge of testing the equipment on this project was the sequence of equipment installation, integration, programming and readiness for Functional Performance Testing and or Equipment installation verification per the contract documents. Through 3QC’s efforts in working collaboratively with Pankow, ACCO and Sunbelt (control’s contractor), it was noted that, the Ownership teams Project Manager seamlessly coordinated the entire teams’ efforts to meet the rigorous testing schedule and deadlines.
