3QC provided commissioning services for the tenant improvement for the Directors Guild of America (DGA) located on Sunset Boulevard in Los Angeles. The DGA is labor organization that represents the interests of film and television directors in the United States motion picture industry and abroad. The 20,600 SF tenant improvement included a lobby, a projection room, theatres, and restrooms. After performing commissioning services for the tenant improvement, DGA hired 3QC to commission the HVAC and plumbing replacement project as well.
Commissioning services consisted of systematically documenting that the specified components and systems were installed and initiated properly, and of functional testing that verified and documented proper operation. 3QC coordinated with the architect, engineer, contractor and owner on scheduling, and integrating activities into the overall project schedule for commissioning scope. The following systems, including all components and controls, were commissioned: Compact Screw Compressors, Custom Air Handler, Evaporative Condenser, VRF System, Exhaust Fan’s, Supply Fan, VAV’s, Domestic Hot Water, Refrigerant Monitoring.
The commissioning process can only have success with proper communication and teamwork. A key result of this project’s completed commissioning process was our involvement during scheduling and coordination of the equipment start-up, control system testing, and TAB work. Prior to functional performance testing, random sampling of testing, adjusting, and balancing of both air and water side results were also verified against the construction documents. Equipment function and performance testing of the equipment was completed to provide the Owner with proper operation sequences and equipment function. In addition, building maintenance and operation’s staff were trained on the systems and can now efficiently respond to issues as they arise.
