San Juan USD, Rio Americano High School Center For The Arts

As part of the District’s Measure N Bond Program, San Juan USD built the new Center for the Arts at Rio Americano High School not only to support their renowned band program but also as part of the campus’s revitalization. The new 350 seat auditorium is now hosting music and theater performances as well as school assemblies and large meetings. The 13,817 SF Center includes two classrooms, choral and band rooms, private recording studios, secure music equipment storage, instructor’s office space, lobby space and restrooms.

3QC was hired to assist with the development and implementation of a quality assurance commissioning program. In the past the District had experienced significant and costly enclosure failures in their facilities during extreme weather conditions. Due to the complex nature of this building’s exterior elements, much care was taken in investigating weather-related issues. As a result, 3QC’s focus during the commissioning process was on the lighting systems and building enclosure. 3QC utilized ASHRAE Guideline 0, NIBS Guideline 3 and the Building Enclosure Commissioning process as best practices to achieve Title 24 compliance and ensure that the building met the District’s energy and quality goals. We performed enclosure water test by testing various dissimilar building systems and their intersections. In addition, another critical focus of the commissioning process was to ensure acoustical performance of the mechanical system to minimize disruption to performance areas. From design review through functional testing, 3QC identified multiple issues that were addressed and resolved collaboratively by the project team.
