MLK Jr. Community Hospital Multi-Service Ambulatory Care Center

The Multi-Service Ambulatory Care Center (MACC) was the second phase of the renovation of the 38-acre Martin Luther King Jr. Medical Center Campus. The 138,000 SF, four-story MACC includes a pharmacy, walk-in clinic, outpatient imaging, outpatient surgery and various other outpatient clinics. The project involved demolition and subsequent tenant improvements at the 31,212 SF North Support Building to provide various support areas for administration, security, patient advocacy, social services, and a command center for the Los Angeles County Sheriff’s Department.

3QC performed both Fundamental and Enhanced Commissioning. Significant benefits to the project included:

• Our team worked with the contractor to develop “partial-load” strategies to effectively control central plant operation during the process of connecting up each of the renovated campus buildings.
• After completion of the CUP, we monitored trending of the campus loop and identified a small system temperature fluctuation that we traced back to chiller sequencing. We worked with the chiller manufacturer to correct the controls sequence and optimize the loop.
• During the Design Build phase of the project, 3QC’s commissioning reviews of documents identified deficiencies in the size of the emergency power system that we were able to help resolve through improved load shedding and an improved UPS system.
