Mission Rock Partners, a Joint Venture between the San Francisco Giants and Tishman Speyer and the Port of San Francisco, worked together to develop in four phases over the course of a decade, “Mission Rock.” Mission Rock is designed to become the new social hub and central community gathering space and surrounded by shops and cafes, yielding over 1.4 million SF of office, retail and restaurant space, over 1,300 units of rental housing in buildings rising up to 240 feet in height, 3,100 parking spaces, and nearly 8 acres of open space and parks.
3QC was hired by the Mission Rock Partner team to perform LEED Enhanced Commissioning for Parcel A and Parcel F. Building A, known as The Canyon, is a 376,000 SF mixed-use structure, with 221,140 SF for residential use, 49,290 SF for offices, 14,950 SF for retail, and 4,180 SF for amenities. Buildings F, known as The Mesa, is a 315,000 SF residential tower that is located at the heart of Mission Rock, consisting of 23 floors with 255 residential units, amenities and ground floor with retail, restaurants and residential lobby. These buildings achieved LEED Gold certification.
Our Commissioning team provided LEED Enhanced Commissioning which included review of the Owners Project Requirements (OPR), review of the construction documents at design development and construction documents, implementation of commissioning specifications and the commissioning plan, review of Cx equipment and systems submittals, development of a systems manual, assistance with Owner training and a scheduled 10-month warranty walkthrough and report to assist in resolving any issues.
Through 3QC’s efforts in working collaboratively with the entire construction team, the commissioning process has contributed to a more efficient and complete building, and building system operation, especially as it relates to the heating/cooling systems, building automation system, lighting and lighting control system and the domestic hot water system.
