The District hired 3QC to provide Title 24 Commissioning for the Chino Instructional Building. This building houses interdisciplinary instructional spaces to increase the inventory of similar spaces in the Campus’ two existing instructional buildings. These spaces also house additional multi-discipline classroom space, including flexible classrooms that are designed and equipped to support active learning. This facility provides open and welcoming places outside the classroom, including an expanded library and learning resources center where students could go to study individually and in groups, use a computer, and meet with faculty for supplemental instruction.
The commissioning process was a success due to the strong coordination and collaboration between the General Contractor, Design Team, and 3QC, as the Commissioning Authority. From the early planning stages through project closeout, all parties maintained open lines of communication, promptly addressing issues and aligning on project goals. 3QC played a pivotal role in guiding the commissioning activities, verifying system performance, and ensuring that all functional requirements were met to deliver a high-performing, fully commissioned building.
Our commissioning team identified that no Aquastat or Timeclock devices have been installed for circulation pump control and are required per Title 24. 3QC also identified that Water Heater Setpoint, Thermostatic Mixing Valve temperature output, and point of use water temperatures have not been included in the plumbing design. The thermostatic mixing valves at the point of use in public lavatory faucets were not been adjusted, which led to temperatures in the bathroom sinks being inconsistent. Because 3QC identified these issues, the project team was able to remedy them prior to completion.
