The Earvin “Magic” Johnson Community Event Center is a 20,000 SF, one-story facility located in Earvin Magic Johnson Park that will be the focal point of numerous community events. The center is envisioned as one volume, with a strong indoor-outdoor relationship, and an approximately 8,000 SF canopy extending on all sides. The building includes a large multi-purpose hall with a fixed platform and movable partitions, a full service commercial kitchen and pantry, an entrance lobby and reception, private and open offices, three 20-30 person classrooms, storage, restrooms, janitor’s room, electrical and telecom rooms. The mechanical units are located above the office and kitchen in roof areas screened with high walls that are part of a raised volume at the multipurpose room.
The facility is pursuing LEED Silver Certification. In order to assist in achieving this sustainability goal, 3QC provided LEED Enhanced Commissioning. These services included review of the Owners Project Requirements (OPR), review of the construction documents at design development and construction documents, implementation of commissioning specifications and the commissioning plan, review of Cx equipment & systems submittals, development of a systems manual, and assistance with Owner. During construction, commissioning focused on the installation and performance of the following systems: Package AC Units, Exhaust Fans, Terminal Units, Building Automation System, Domestic Hot & Cold Water System, VRF System, Lighting & Lighting Control Systems, Irrigation.
Through 3QC’s efforts in working collaboratively with the control’s contractor, it was noted that the thermostats serving the VRF System need to be locked out into “Auto Mode” to allow for the BAS to control the VRF Fan Coil Units. The BAS does not have the ability to change the heating or cooling mode that is set on the thermostat. When locked out into Auto Mode, the BAS will be able to control heating and cooling setpoints sent to the VRF Fan Coil Unit Thermostats.
