The 1300 5th East Street Office Building is a new five-story Creative Class A office development, mixed-use building in Austin, Texas, that is designed to bring people together, where they can share indoor and outdoor amenity spaces and enriching wellness programming. The building is 123,000 SF of office core and shell and 100,000 SF of below grade parking. The project includes dramatic vaulted lobby, private outdoor balconies on each floor, activated lobby and breakaway spaces, fitness center with locker room and showers, structured parking, directly adjacent pocket park, secured and conditioned bike storage.
3QC was hired to provide third party LEED Enhanced Commissioning service for this Core and Shell project. During construction, commissioning focused on the installation and performance of the following systems; Chilled & Heating Hot Water Systems, Air Handling Systems, Terminal Units, Split System Cooling Units, Exhaust Systems, Building Automation System, Domestic Hot & Cold-Water System, Power & Emergency Power Systems, Lighting & Lighting Control Systems, Fire Alarm System, Fire Protection System, Safety and Security Systems, and Laboratory Air & Vacuum System.
A key result of this project’s completed commissioning process was our involvement during scheduling and coordination of the equipment start-up, control system testing, and TAB work. Through 3QC’s efforts in working collaboratively with the entire construction team, the commissioning process has contributed to a more efficient and complete building, and building system operation, especially as it relates to the heating/cooling systems, lighting control systems, domestic hot water and the building automation system.
