DPR Construction pushed the envelope of sustainable design in the construction of its new office at 1801 J Street, transforming an existing 1940s building by incorporating mass timber using cross laminated timber (CLT) panels. This is Sacramento’s first CLT structure and the first shear wall application of CLT in the State of California. DPR’s renovation shows what is possible in sustainability with a 26,872SF “living lab” office space that included open office seating areas, active/addressable seating plan, meeting rooms, break rooms, open collaborative areas, focus areas, training room, lounge spaces and other special use spaces.
Designed to meet LEED® Platinum and WELL™ certification standards, the space is also targeting Net Positive Energy (NPE). The building also provides battery backup for resiliency and bans the use of combustibles, relying on electrical energy alone. DPR’s office is positioned to be one of the most environmentally sustainable buildings in the city and a model for what can be affordably accomplished with existing buildings throughout the region.
3QC provided Enhanced Commissioning for the project, along with an Energy Star Audit. Our services included review of the Owners Project Requirements (OPR), review of the construction documents at design development and construction documents, review of the commissioning plan developed by DPR, review of Cx equipment & systems submittals, review of the systems manual developed by DPR, and review of the provided Owner training documents.
A key result of this project’s completed Cx process was demonstrated in our team’s ability to help resolve outstanding issues. For example, the Folsom Lake conference room was seeing spikes in room temperature in the early to mid-afternoon hours. Trend reviews showed the room temp peaking around 82 degrees. Mechanically no issues were detected, and the control sequence was correct. After some site investigation, 3QC determined that the thermostat was exposed to the afternoon sun through the picture window and the mechoshade system was not lowering to protect it from exposure to the solar load.
